I cannot promise you that I can offer you the absolutely lowest interest rate for a 30 year fixed rate mortgage for a FHA, VA or USDA home loan. But, I will be within 1/8 to 1/4 of a percent of the lowest interest and with no lender closing costs this means bigger savings for you.
The difference of 1/8 of a percent between interest rates on a 30 year fixed rate mortgage on a loan amount of $125,000 equates to less than $10.00 per month.
The difference of 1/4 of a percent between interest rates on a 30 year fixed rate mortgage on a loan amount of $125,000 equates to less than $18.75 per month.
Of course it would be better if you could have that extra savings in your pocket every month when you make your house payment. But, if you had the extra $1100 in your bank account you could dip into it for 110 to 59 months, respectively, to make that extra payment. If your interest rate is 1/8 to 1/4 percent higher but saved you $1100 it would take anywhere from 5 to 9 years to break even.
I'm not telling you I will be higher than the lowest interest available but I will be very near the lowest interest rate and I will provide the best lender closing costs. There will be times that I will be able to be the lowest interest rate plus NO LENDER CLOSING COSTS now that is a WIN WIN! What if you could have that mortgage deal waiting for you right now.
